Late season with unlimited tags isn't quite correct. An abundance of tags if folks chose to take / use them...yes. But, I am not aware of anyone that had a "free for all" killing deer. Could've happened, just personally not aware.
You have pointed out the issue...has any policy, or can any policy change / regulation change the outcome. The argument made here from 1 side would be that while yes, it is "spreading", it is at a slower rate due to the regulations from the past decade or so vs. what studies have shown...

Lots of things to think about / point out:
1) I know some very smart wildlife biologist who have differing opinions on how to handle CWD. I understand arguments from both sides of the aisle as they have been articulated, and can easily see why / how to agree...
Theoretically, the lower the population the greater availability of high quality food sources...thus, maximizing nutrition intake = maximizing buck's potential.
All the "guru's" started touting "MRI" (Most recent information) when cell cam's came out. The fact is, bucks became extremely patternable because this "MRI". Prior to this, cams had to be placed in areas where if you wanted "MRI" you wouldn't disturb or blow the area out if you wanted to...
I tried to sound the alarm on cell cameras when they first came out. They've had the greatest impact on buck harvest...especially when they got down to $100 / each or so. About anyone can afford that. Drones are the next big thing...the only saving grace (right now!) is the price tag. But...
I agree on those who think their is going to be a huge drop in price....they've forgotten about the $3 trillion printed 5 years ago. I don't think folks realize how much that is!
Also...it is a pretty tough market right now to find good ground. Or, even ground. Good pcs still go quickly.
ARM's in 2021 were getting down to 2.6% and investors used these rates. For the "everyday" buyer, they did use 15, 20, and 30 year fixed....But RE investors a lot of times will not used fixed. Look in areas where vacation homes were purchased in 2020-2022...A LOT is starting to hit the market.
I'm curious on the rec / combo over the next 12 months. Just my observations...folks who picked up vacation homes and STR's a few years ago are now having the ARM's come due. I would imagine this may be the same for rec land. I think this direction of interest rates are going to dictate a lot...
