I have purchased several hunting farms over the years and one suggestion I have before buying is always plan on the worst-case scenario. What I mean by this is look at neighboring farms and imagine what is the worst thing that can happen over there, because the worst does happen a lot. Will the house next door have dogs barking all day, will they be shooting guns a lot, will the notoriously bad neighbor give you issues on the property line, will an old vacant road be opened that runs thru your farm, will you have trespassing from the neighbors, is your farm subject to poaching, do the neighbors hunt with the brown it's down mentality etc...If you plan on the worst, and anticipate future potential problems, it will help you.
