It is so much based on timing and getting a good buy. From 2000-2019 the land/farms that I have purchased have almost all doubled in value or more. One might be not quite there, but close + add in a lot of cash rent & CRP payments !
I feel fortunate to have pulled the trigger on these farms, some of it was risky ! Missed out on some good ones as well !
If I purchase one now which I will
be closing on one in October —I do not expect that to happen— quite possibly not even a gain for 2-5 years? Cash rent will help.
