Comps get tough on rec ground in many scenarios. Unfortunately all this means for many buyers is a big down payment is necessary. Too many possible side deals worked out with previous owners and too hard to get an apples to apples comparison especially when talking about hunting quality...
I’ll never claim to be an expert at all!! I do know plenty who do make that claim tho. With those average yields no matter what that price seems lower than the going rate. Would be neat to know all the reasons why it went for that.
Just got another “Average” rate given by a local bank. On average most land loans 7.65% for up to 20 year amortization. Recent farm credit loan offered to a well backed/ virtually zero debt customer i know got 6.8
Not a fan of a special depredation season in January at all but does anybody think maybe an expanded depredation program and less county wide antlerless tags could be the answer? Would it limit the over harvest in some areas and reserve the antlerless tags for the areas that really need it?

I totally believe residue is organic!! Without a doubt!!!! Deal a lot with cover crops in my work and have been told by “experts” that residue on the top layer of soil is meaningless and growing roots are the only true thing that builds organic matter. I’m skeptical of that opinion...
Not specific to deer hunting at all. In general I just think people should never be complacent in paying more for less for anything when dealing with the government. All of us without a doubt would gladly pay more to hunt here. Thats’s really not the way to do things tho. Hardly any of us...

I’ve been told by a few “smart people” according to them ;) that tilling in stalks etc. does absolutely zero for building organic matter and that only roots in the soil (i.e.cover crops) or something else living/growing actually add true organic matter. Anybody got an opinion on that??
