    Wow Just Wow....... Land Prices

Comps get tough on rec ground in many scenarios. Unfortunately all this means for many buyers is a big down payment is necessary. Too many possible side deals worked out with previous owners and too hard to get an apples to apples comparison especially when talking about hunting quality...

    The neighbors farms for sale......

Those yields are what most would expect at minimum for that type of CSR ground. Especially on the corn side

    The neighbors farms for sale......

I’ll never claim to be an expert at all!! I do know plenty who do make that claim tho. With those average yields no matter what that price seems lower than the going rate. Would be neat to know all the reasons why it went for that.

    The neighbors farms for sale......

Cut up or more hills than the general area could without a doubt limit the big guys right around there

    The neighbors farms for sale......

Anyone got any decent rates on recent land purchases

Just got another “Average” rate given by a local bank. On average most land loans 7.65% for up to 20 year amortization. Recent farm credit loan offered to a well backed/ virtually zero debt customer i know got 6.8

The Future of Iowa Deer Hunting and a One Buck Limit

Not a fan of a special depredation season in January at all but does anybody think maybe an expanded depredation program and less county wide antlerless tags could be the answer? Would it limit the over harvest in some areas and reserve the antlerless tags for the areas that really need it?

The Future of Iowa Deer Hunting and a One Buck Limit

Elitist is hard to judge. Could be the guy that has it good and fights as hard as possible for others or could be the guy that totally does everything in his power to squash the competition and do everything in his power to rig the system and take advantage of the resource . Unfortunately many...

2025-26 deer season change wish list

Everybody is pretty quick to comment on a social media post about the slob gun hunter/party hunter ect that whacked two bucks last year. Very few ever think of the previous 10+ years he spent the majority of his season trying to help others get a buck and freely offered up his tag. Not...

I’ll agree with that. It is possible to be angry and still be respectful. I’ll try to do better too!

Formal Apology to Skip and IW Members

I’ve realized that many times I’ve used the term “You” to make an argument that I thought was correct. I was wrong and I do apologize for that. Please know it wasn’t always about “you” personally but others that make the same argument but with very different intentions. I very much realize...

    Farm Contract Recommendations

Totally agree! I deal with giant farms and the greeniest of the greeny ag land owners all the time. Just interesting to hear all the opinions! Big ag will say one thing others will say another and big ag comes back and says well there’s a reason that guy isn’t to where we are. Always...

    Farm Contract Recommendations

I totally believe residue is organic!! Without a doubt!!!! Deal a lot with cover crops in my work and have been told by “experts” that residue on the top layer of soil is meaningless and growing roots are the only true thing that builds organic matter. I’m skeptical of that opinion...

The Future of Iowa Deer Hunting and a One Buck Limit

Not specific to deer hunting at all. In general I just think people should never be complacent in paying more for less for anything when dealing with the government. All of us without a doubt would gladly pay more to hunt here. Thats’s really not the way to do things tho. Hardly any of us...

Subcommittee meetings coming up- need YOU!!!

I agree!! (Have my own totally selfish reasons why of course). It’s a moving target.. the bigger you are the more likely you are to think someone needs to be to your size/xyz before receiving the tag. I get it but someone who absolutely wants to destroy the deer population and rip out...

    Farm Contract Recommendations

I’ve been told by a few “smart people” according to them ;) that tilling in stalks etc. does absolutely zero for building organic matter and that only roots in the soil (i.e.cover crops) or something else living/growing actually add true organic matter. Anybody got an opinion on that??
