    I agree on those who think their is going to be a huge drop in price....they've forgotten about the $3 trillion printed 5 years ago. I don't think folks realize how much that is! Also...it is a pretty tough market right now to find good ground. Or, even ground. Good pcs still go quickly.

    If holding for 3-5 years minimum, I don't foresee getting hurt. If looking to flip, I don't see much room and margin for the next 2 years.

    ARM's in 2021 were getting down to 2.6% and investors used these rates. For the "everyday" buyer, they did use 15, 20, and 30 year fixed....But RE investors a lot of times will not used fixed. Look in areas where vacation homes were purchased in 2020-2022...A LOT is starting to hit the market.
