Turning the corner in the real estate market?

It sat on the market with lynch real estate for awhile last spring and when it sold I think it was down to 4800 an acre, looks like a broker from heartland properties bought it, put in some plots and blinds and listed at 6200 about 6 months later and now the new owner relisted like a week after...

Turning the corner in the real estate market?

It’s still for sale, it’s the 3rd time it’s been for sale with different owners in a year.

Turning the corner in the real estate market?

Very spotty, some areas got hit pretty good but not nearly as bad as 2019 while other areas were absolutely fine. The areas where the majority of the farms are for sale were not hit very bad last year. A couple of those farms are turning over quick because guys think there’s gonna be a bunch of...

NR party hunting to be eliminated

Just curious, what made you move to Iowa? Was it a job opportunity or was the over grown goat hunting so much better here than where you came from?

NR party hunting to be eliminated

Im a NRLO and I’m fine with it, admittedly I don’t think it’s gonna make a huge difference in quality but I think every little thing helps. I also don’t feel the need to have to kill a buck every year, I’ll hunt when I have a tag and stagger that with friends and family when they draw, honestly...

Great podcast to listen to! Steve Hansen on the Land Podcast

Colorado does that, I’m sure it makes it harder but they now make crazy good open sights that guys can accurately shoot out to 300 plus yards. Only way to make it what it was meant to be (a primitive weapons season) is to go to flintlock only, old patch and ball. You’d see people giving up on...

Great podcast to listen to! Steve Hansen on the Land Podcast

No thanks, I think we should keep fighting to keep it as good as possible. Letting it go to hell and then trying to fix it will be nearly impossible, look at Illinois.

Great podcast to listen to! Steve Hansen on the Land Podcast

Neighbors are pretty good in the surrounding areas, a bunch of 500 acre tracts and quite a few over 1000. My old farm was just down the road, my bordering neighbors were 1200 acres 720 and 1000 and I had the same issues. Pre ehd there were so many mature bucks that you couldn’t kill 10 percent...

    Thermal drone herd analysis…..

I would say a walk thru your property a few days after a fresh snow could show you the same things that a drone could.

    Thermal drone herd analysis…..

I don’t see how this could be even remotely accurate, way too many variables. I would think you’d need to do this multiple times in different seasons over the course of a few years to truly get a good estimate. What happens if a pack of coyotes or trespassers walk thru the farm before the...

    Land prices / insane!!!

Definitely already happening, used to be a few 1000 plus acre tracts for sale, now there’s hardly any 500 acre tracts. The land flipping is getting crazy and guys are doing anything to make money like breaking up already small tracts, there was a 172 bought a few months ago and is back on the...

Real estate commission lawsuit - changes coming!!?!?!

Regardless now if you go to the listing agent you’ll have to sign a buyers agreement with them to have him represent you as a buyers agent or you can’t see the property. If the sellers are willing to pay his commission then you won’t have to pay anything but if they don’t offer that it’s on you...

Real estate commission lawsuit - changes coming!!?!?!

Absolutely terrible for people looking to buy their first home/property, now they’ll have to come up with the buyers agent commission on top of down payment and closing cost. Don’t think many people are going to be happy when the find out they can’t even look at a property until they sign a...

    Land prices / insane!!!

What the seller paid for the property 5 years ago should have nothing to do with if you buy of not in my opinion, current market value is really what I care about. If the market crashed and the seller lost thousands would you feel like you should still give them what they paid? I doubt it.

“I SHOULD BE ABLE TO HUNT MY LAND AS NR EVERY YEAR!!!”

That ended a few year ago, becoming more common to need 2 points for a gun tag. Took me 2 for the tag I drew this year.

    Land prices / insane!!!

Same with me, every farm around me that gets sold to hunters is actually making the hunting way worse. Seems really bad now as guys are paying so much for the land that they are doing dumb things like selling hunts to offset the mortgage, my advice would be to only buy something that you can...
