Still thinking about that number...curious on what percent of the 80% actually has money change hands? Even half would really change the average selling price and/or real market value.
I'm sure the time frame when land and rates were lower just previous to the rates and prices now, there was a lot of cherry picking and an overall higher level of purchases in general. I'm sure there are some real duds and possibly some good properties sitting at too high of price now as there...
I just want to say, when I talk land prices, I'm talking Rec and I'm talking buy and hold.
This says a lot. What is market value? Is there a ticker tape that I've missed? Would your 10% of work that you put in be reflected in the price if you flipped it or would it be viewed as selling it 10%...
I can't deny this thought nor did I deny this way of thinking 4 or 5 years ago when many of us thought the same thing, land would buckle with everything that was ahead of it. The reality of it is, if we were buying back then, we would be whistling today. Now we are still waiting for that...
You're going to need the total economic package to go against farms before you see a meaningful drop in land prices. A prolonged recession with high unemployment would do it. There is just too much outside money feeding a lifestyle people crave.
At least he has some bullets in his mag so they don't have to print a bunch of money. I guess i'd rather be too slow than to early and ignite inflation again. Like you said, tough to nail it.

Just a few thoughts. The cost of land now reflects all the negatives that has been thrown at it. Higher interest rates, a bout with inflation, incomes that haven't caught up with that inflation, low commodity prices, Biden. Don't get that twisted, all of that has had a negative affect on land...
Lots of hearsay out there. That's classic government. Watch what they do and not what they say. Honestly, I would feel bad for the Non res who sells their property without waiting for the absolutes...it may not even come to be. Longshot but with all the chaos they have created now backing off...
They'll rethink it. Probably start hunting heated blinds during late ML season over corn. I wonder what would cause more damage, late ML in heated blinds over corn or party hunting with the residents?
I'm not denying this, as I said, I agree on this also. Not necessarily how it came down or the end product. An across the board no party hunting with a doe doe tag only, would have been more beneficial but then again, I don't elevate myself to the "master hunter" status.

As I said earlier in this thread, I think this is a good move, especially party hunting with only a doe tag. You can't trap with a fishing license. This should hold true for residents also. I don't believe that it's some loophole or gray area, the law was just changed. Probably illegally but...
