Lease Prices - New Level of Insanity

Some of you may have seen it but earlier this week on Hunting Lease Network there was a 600 acre lease listing in Woodbury county that had about 110 acres of timber, another 40 of cover in ditches and waterways/river. The rest was all crop fields. I will say, if one were to own it, it could be a...

I 100% agree with your assessment.

    Current interest rates!

I can't make sense of it. I have heard plenty of people say "when I bought, people said I was crazy and it didn't make sense" and I know "this time it's different" is always said....but just from a rational numbers standpoint this time it really does feel a good bit different than any other time...

    19-19-19

Anyone know where you can pick up some 19-19-19 near DSM on a weekend? Feel like I have been to the most obvious places with no luck.

Best whitetail hunting & worst - OUTSIDE OF IOWA???!?!?!!

To me the clear number 2 is Kansas with number 3 being debatable but for me would probably be OH for sheer potential to produce a giant. I've hunted Alberta and it was excellent...I'd recommend it to anyone. If you are looking for public land 140 - 200 inch bucks (with good odds of finding a...

DEAR OTHER MIDWEST DEER STATES….. From: Iowa

Congrats on the upcoming move! Moved here in 2020 after retiring from the Air Force (and years of anticipation) and it's been amazing. There are still plenty of guys blasting everything that runs past them during the gun season but things are definitely much better than many other states in that...

    Brain damaging land Prices

With good financial/estate planning early on, having to sell the farm to pay taxes can probably be avoided (assuming that's the goal).

    MINERAL TO PUT OUT NOW…

Block work well too? I have only ever used loose minerals. One work better than the other or about the same?

    Brain damaging land Prices

Holding a little precious metals should someone be inclined to isn't a bad thing but I'd certainly keep it under 10% of holdings. Personally, I don't put much towards it. It's a speculative asset class for the most part which makes it hard to value in the same way you can income producing assets...

    Brain damaging land Prices

The current land prices definitely seem unsustainable. Money supply is falling; growth, assets, and inflation should all weaken. There is usually a one to two year lag on money supply changes and impact on assets and inflation. Real Estate isn't necessarily a poor investment when the money...

    % SHED? Updated…

...also found 0 in and around standing beans today (Polk County). So far I've only had pics of one or two shed bucks in Ringgold.

$48k per acre - iowa farm sold to football players!

This article seems to suggest that $5M is the first pool of capital being used to buy "farms". So not sure if the $5M for one 104 acre farm that's being reported is accurate...

CORRECTION!! Several counties in for a surprise… Return of shed buck season!!!

Exactly! On my Ringgold lease at best the ratio is 1 doe to 1 buck and honestly I think there might be more bucks than does. My wife and I had tags but after seeing the numbers this year we purposely didn't take any off the farm because the numbers we were seeing didn't suggest we should take...

Gun Season Brings out the Worst

Caught them on camera pushing one of my farms but wasn't able to identify them. Too bad because I'd love to catch them just one time.

#1 Overlooked Threat to Deer Managers….

Had big wolves move into my whitetail grounds in WA state. They did a number on the herd in a couple of years….still hasn’t recovered.

#1 Overlooked Threat to Deer Managers….

Had a group of 6 coyotes take down a fawn in front of me this morning. Managed to get some cell video of it. This is the second deer that I know has been killed on this farm by them in the past month. I see them running deer regularly. I watched this hunt go on for 15 minutes and I will say they...

    Where are all the WORKERS?

I have a few friends that have been running their companies like this for a few years and so far it hasn’t been a problem. One had to mandate 3 weeks off minimum for everyone in addition because so many people were not taking enough time off.
