So I guess Cheatle just talks off the cuff and stated that the roof was too steep to have SS assets on. Turns out she hasn’t been to the site, and others have caught on that the roof pitch of where Crooks took the shots from was 1:12 compared to 3:12 where the SS snipers were. I’d shoot...
Hardwood11 posted a great pic on this thread last Wednesday that CLEARLY shows the rooftop the snipers were on was much steeper than the one Crooks was on! That response by head of SS saying the roof was too steep and caused safety issues is CRAZY!!! Something is fishy for sure and even if...
Couple concerns. I have been out checking cows and fence and on the SXS on the roads and occasionally get a whiff of dead smell. A little more than normal but figured it was a random coon dead. Neighbor caught me and said he has two dead deer in his ponds. Can EHD start this early or when do...
Hijacking the post but I am in the same boat with what I am calling coontail. I’d be down for chemical control if anyone knows of a way to get rid of it.
Yeah I get what you are saying but what state does this now? Wyoming on some general elk tags and I believe Utah on some general licenses. Don’t know of large scale whitetail tags structured like this in Midwest. You really think Iowa is going to lead the way with a tag like this? I just...
I have my doubts that a buck tag will become a floating tag anytime soon. The revenue lost would be significantly higher if the statewide tag went to floating. I just can’t see Iowa leading the way with a floating statewide tag as there are very few, if any, states with that type of tag on a...
Is it really a revenue cut when the same ole joes gonna shoot three bucks a year. Maybe a little with the avid trophy hunter that only hunts owned/rented ground. I was thinking like you to start and a high % are gonna WANT the chance at three bucks per year IMO.
Logically yes, in practice, no, way smaller buyer pool creates less demand. I have saw it in person multiple times. A 20 or 40 will have more potential buyers and they are willing to over pay because they can afford the payment. Most LARGE tract buyers look closer at value and price because...
Anyone that backed out of the not safe stock market lost out on a 20 - 30% return over the last year.
Has anyone factored in interest expense to the land return? I have…. I own land, I am putting myself in position to buy more but 7%+ interest, current land prices and commodity prices are...
All I have to say is I’ve heard people say this that have no place buying ground! Good investment or not, if you can’t cash flow it and can’t make payments. It’s not a good investment. Just because the neighbor paid the same price a month ago. Doesn’t mean it will work for everyone!!
Yeah I understand where you coming from. I just tried to be consistent with published data as I am not familiar with local land markets of all five counties randomly used. Two of the five I am familiar enough to say the ISU numbers aren’t substantially off and the scenario is around a 2% cap...
I’m not trying to keep kicking a dead horse but some are are still missing my point. I am a lender and what someone could save up on and sacrifice a few years ago to own land is WAY different than with the numbers now that I posted last night. I am almost as tight as anyone here and know what...
I ran a 2020 to 2023 comparison of CRP rental rates and the county average for five southern tier Iowa counties in 2020 was $170.80 same counties in Iowa 2023 $182 = 6.56% change in income.
So average for the same 5 counties land values of $6410 assuming 70% CRP acres and 20% down payment...
Have cash rents or wages or CRP rental rates gone up 25% since 2020??? I know the answer. Just food for thought. And living costs are also much higher…. Disposable income down yet higher interest and higher prices. Better have a sharp pencil.
