One of these things doesnt belong.....

Current interest rates don't matter if you're sitting on several million in the bank, and apparently a lot of farmers are still pretty flush with cash from corn prices a couple years ago. Corn prices right now are bad, sure, but those fluctuate. Legacy high quality farmland doesn't come...

Dilemma of selling one of my Iowa Farms

Contingent offers are always tricky, especially if what you're offering on is likely to get a lot of interest if listed on the open market. In my opinion there are 2 big keys with contingent offers: 1) You have to make your offer strong enough ($) that the seller is willing to take a chance on...

Reality of Land Buying 2000 vs Today

Mine too. Amazing all the cash floating around out there.

Reality of Land Buying 2000 vs Today

I do agree with you generally that land in southern Iowa is "overpriced" relative to fundamentals, such as ROI, and there's no question that inflation is part of the equation. I think land started to get overpriced probably around late 2021. And yeah, I know, technically land is worth what...

Reality of Land Buying 2000 vs Today

Nope, no 1031's, all conventional purchases, mix of cash and financed buyers. I think rather than saying it is much *harder now than it was 3-5 years ago* for most people to buy rec/hunting farms, I think it should maybe be restated as this: 3-5 years ago it was *much easier* for people to buy...

Reality of Land Buying 2000 vs Today

I'm a realtor, just listed 3 properties in the last week and a half, 2 are under contract to a buyer and on the 3rd we're just ironing out final offer details with a buyer and it should be under contract too (2 in Iowa, 1 in Missouri). We didn't list them cheap, but we didn't list them way above...

Reality of Land Buying 2000 vs Today

Couple things to consider: 1) Been roughly 20 years since interest rates were at current level. Guessing there were plenty of land buyers in the market then who thought that land prices were out of control, just like there are plenty who think the same thing now. 2) In my occupation as a land...

Tell me why we should shoot more does

Oh I agree that cell cams have made it easier to gain intelligence on what deer are on the property, I just don't have personal experience it's made it that much easier to kill my target buck. Your mileage may vary.

Tell me why we should shoot more does

I think this is an oversimplification. I was the only hunter last year on a 300+ acre farm in southern Iowa during bow season. Great deer habitat, tons of deer, 10+ cell cams running during hunting season (and before) and probably at least 8 bucks in the 140-170" range throughout the entirety of...

Reality of Land Buying 2000 vs Today

A *lot* more information needed to give anything approaching an average "going rate" for Iowa AG ground. County/location, and CSR2 numbers are a pretty critical part of the equation. Feel free to PM me and if you want to tell me the property in question I can run the soil CSR2 numbers for you.

Everything is changing, But do we know it yet?

Very much so. One is a business investment. The other can be seen as an investment, but when land is purchased primarily for recreational purposes, that is a discretionary purchase and those are the first things people usually tighten their belts on when things get a little tighter economically...

Everything is changing, But do we know it yet?

Maybe I should clarify that when I say "on par", I'm talking about the number of overall tillable acres sold, though honestly the prices haven't changed that much either. Maybe went down a little, but not that much. There are starting to be more "no sale" land auctions though. My take is that's...

Everything is changing, But do we know it yet?

There have actually been a lot of tillable land sales in Iowa in the last 6 months. As of right now, 2024 tillable land sales in Iowa are roughly on par with 2021 and 2023 and well above 18/19/20, though well below 2022. See link...

    Recent land Sales

Not all Iowa counties list very detailed information on sales, and when they do list a "sales price", in some cases it is more than a little complicated and time consuming to determine just how many acres/parcels were involved, to determine a "price per acre". Just fyi.

    Favorite Fall Brassica?

My experience is that forage/daikon radish tops start getting worked over in September and the whole plants (bulbs included) are pretty much decimated by the deer by sometime in December. Great early to middle late season crop. Purple Top Turnips don't get a whole lot of activity until usually...

Real estate commission lawsuit - changes coming!!?!?!

Speaking as someone who acts as a listing agent more often than a buyers agent, I just want to say this is definitely not always the case. A good realtor (whether listing agent or buyer agent) knows that if they're going to have long-term success in this industry, you better treat people right...

Real estate commission lawsuit - changes coming!!?!?!

I will admit it, I'd rather make more money than less money. Fight me. :) No seriously, everyone has their own needs, you feel comfortable going direct to listing agent, some people absolutely feel more comfortable using a buyers agent, especially if buyer is from out of area and isn't as...

Real estate commission lawsuit - changes coming!!?!?!

This kind of thing certainly happens, but in that sort of situation the listing agent violated their responsibility to the seller to present all offers. What would have been better was for him to tell you he thought it was unlikely the seller would consider that offered number, but that if you...

Real estate commission lawsuit - changes coming!!?!?!

This never ceases to amaze me. Every seller can certainly make their own decision, but some sellers are so biased against the idea of using a realtor that they really do shoot themselves in the foot - and don't even realize it - by going For Sale by Owner just to save on paying a realtor...
