Blurb from the Farm Bureau - Iowa land ownership

There certainly are properties on the market right now that are seeing a negative value drag as a result of "unfavorable" property characteristics, but there are lots that don't have negatives but are just way overpriced. This is my opinion, but I work in this field so it is my professional...

Blurb from the Farm Bureau - Iowa land ownership

Land in certain management neighborhoods is still going here and there for high prices in that range, but the average piece of rec ground right now is not going that high.

Blurb from the Farm Bureau - Iowa land ownership

Even with inventory being incredibly low, the fact there are a number of southern Iowa farms that are just sitting on the market right now going nowhere tells you there is definitely a price ceiling and much weaker demand. I agree with you about the ARM's, some guys that financed at 4% are...

Best whitetail hunting & worst - OUTSIDE OF IOWA???!?!?!!

Interesting topic. I grew up in Texas and lived there for 25 years. Have lived in the midwest for the last 18 years, hunted a number of midwest states, and 16 states total for Whitetail. I've hunted in Canada and Mexico, but not for Whitetail. Been studying the B&C and P&Y books for 25 years...

    Land prices / insane!!!

Lucas County is where we live and that place is about 10 miles from my house. That property does have some nice wildlife habitat, but there are reasons that it is *way* overpriced at 5.5 million ($5,500/acre). For starters, once you get over about 100 acres, the pool of potential buyers starts...

    Land prices / insane!!!

Those may be factors in some cases, but more than anything else the majority of places for sale at least here in southern Iowa are just asking too much $. Part of it is landowners who are unrealistic about the real market value of their land, and part of it is that some realtors will tell a...

    Land prices / insane!!!

The key to bringing prices on rec/hunting ground down is landowners being realistic. Most of the time landowners think their land is worth more than the market says it is, and that has been exacerbated by the raging bull market in land in 2021 and 2022. The raging bull sellers market has been...

    Land prices / insane!!!

That property had issues that drove the price down. Access by easement only. Part of the property not accessible except by crossing the river. And I'm pretty sure most of the property was flood plain.

    Land prices / insane!!!

Don't know how it is for deer hunting, but for living beside, probably a matter of perspective. The hog farm we lived by just about destroyed our enjoyment of life, and it was only a single barn and almost 1/2 mile from our house. But upwind. We lived there for 15 years when the next door...

    Land prices / insane!!!

That price isn't out of line for a 40ish acre parcel in southern Iowa, just a lot of demand for those given they're affordable to a larger pool of buyers. I also consider at least parts of Davis County to be a little bit of a special situation because of all the Amish communities. Sometimes...

    Land prices / insane!!!

I do remember one now in the last month or so just a bit east of Osceola that was listed just below $6,500/acre. Saw it went under contract very quickly, to my surprise, especially given the large hog facility right next door. I have unfortunate personal experience with living next door to a...

    Land prices / insane!!!

Lots of places sitting now. Lots of price reductions from original listed price. Especially on the residential side of things. Land and houses are still moving, but the easy money and crazy prices of mid 2021 to mid 2022 are definitely in the rearview mirror. In my opinion, the biggest obstacle...

    Land prices / insane!!!

That is definitely insane. Were all 4 of those places in the bottom 2 tiers of counties in southern Iowa? I haven't seen any recent pieces of raw land down here listed publicly even at the bottom end of that range, so I'm guessing these were all private sales. Must have had a history of a booner...

    Land prices / insane!!!

$5k/acre is a long way from $6k/acre:). Especially if we're talking about larger parcels of ground. What county are you in, and just out of curiosity, what were the acreage sizes on these places? I know of some 40-ish acre parcels of raw southern Iowa land (that had some decent $ return though)...

    Land prices / insane!!!

Just for some perspective, there are definitely farms *listed for sale* in southern Iowa at 6k/acre that are purely rec farms with little to no $ return, but there are very few like that actually *selling* at that price, or close to it. Maybe if they have a house/pole barn also, but I'm talking...

    NEW B&C rankings…. By state..

Interesting stats. I am a numbers nut, so I've been studying this kind of stuff for probably 30 years. As you acknowledge, though, hard to say what the true numbers are because of not knowing how many booners are killed and never entered. I'd agree strongly with your conclusion that in states...

    Land prices / insane!!!

In my opinion, this is one of the biggest reasons there is so little inventory of good hunting land for sale in southern Iowa right now.

    Land prices / insane!!!

Yep, that guy produces a lot of good data, I follow him regularly. About 90%+ of what he reports on are auction sales of high quality tillable acreage, not much in the way of hunting ground, but it certainly helps you keep a finger on the pulse of what high quality Iowa crop ground is selling for.

    1 Buck state In iowa??

Having lived in Ohio for 15 years and now being an Iowa resident I can say that Ohio is one of the better hunting states in the U.S. for whitetail, but it does not compare to Iowa. I see better bucks on public land on average in Iowa than I did on private ground in Ohio. Don't get me wrong...

    Land prices / insane!!!

Prices will not correct by much as long as there are more buyers than sellers because of low inventory, and that is exactly the situation still in southern Iowa. Look across the border in northern Missouri and there are a lot more properties for sale. Demand isn't as high. In my opinion, prices...
