3,000 an acre is a starting point. With tillable at that CSR and any decent hunting at all...anything in Wayne is fetching 3,500 ^...comps are everywhere. Most PRIME rec ground with proven genetics and great income only sits on market for weeks if you are fortunate to even see a listing...
The pieces that have proper management in place and a strong herd will only increase in value. Supply and demand...these pieces will become few and far between. If they have Ag income even better.
The lack of skeletons is a big mystery for all reporting low numbers of mature deer... I too believe that EHD is the biggest culprit of the reduction in numbers...where are the carcasses is the question.
If you go the Walmart, convenience store route...be prepared to show the licensing agent utility bills, driver's license, etc. They will be on the phone with the DNR providing this data.
