This deep frost is great for the soil. As it freezes it expands and loosens up the soil as the thaw comes. My farm needs a good loosening.

Went to auction today in wappelo and 150 acres went for $2400 per acre. Timber and crp. Poor poor soil for crops. Great piece!! But went way higher than I suspected.

Retirement is what I am doing also. Would rather put my money in something I can use rather than a stock. I look at each acre as a share of stock.

Here's another thought on land prices. If laws change and out of state land owners are ever able to get land owner tags the rec ground prices will sky rocket. I think even n increase in non resident tags will make land more desirable for out of state owners. Not that I want this to happen!
