Decided to go ahead and get my pre approval done if I find a piece I like. Got a pretty good rate from Walcott bank and trust. 4.8 on a 20 yr fixed and 75% loan to value.
They beat farm credit services by a little on interest rate and 25% down vs 30% down.
Now I just need to find a piece...
I found a bank with 25% down. Little did I know it is a bank that I hade recently used to buy a couple residential building lots for my inventory. I just didn't realize they did agg loans also until we were talking over a few beers. Farm credit services want more down but there rates are pretty...
What part of lee do you own land in. I am thinking about an 80 acre tract on the far west side of lee. I also live in the qc. How often do you make the trip?
I already own one farm 45 min from my house in Jackson county which is probably the best area around me as I am located in Scott. Land prices around me are ridiculous in price. I also have a few other farms within the hour that I hunt.
Kind off looking for a weekend getaway with a great deer...
Accountant was doing my taxes this weekend and I was pleasantly surprised at what I was able to right off. Saved me from paying almost a grand more than what I would have had to of paid.
Thanks for the info I will look him up. My credit is good and debt to income is good. I do lots of banking on the residential side with new homes as I am a home builder. So I am very familiar on the residential side with banking and loans, but my residential bank can't do that great of a rate on...
Hey sligh do you know any banks that are a 25% down? I would love to find one as 10% less down would be great. Just asking as those banks probably are out there but the 2 banks I deal with are 35% down unless it is mainly tillable. Do you have any recommendations or referrals?
I just bought land last year and am looking at buying more this year. 35% down at farm credit services for rec land. I did squeeze them down to 30% on the property I bought last year because it had tillable and crp income. I was also aspecting interest rates on a 20 yr to be a little better than...
Going to be spraying atrazine and dual ii magnum for a switch grass field this weekend and was wandering if I could use this mix in an area that I am going to be planting some oaks, conifers, and some shrubs or if I need to spray that area with something else.
Also can I mix gly with this combo?
Ordered seed from prairie seed farms today. There went $800. They recommended 8 lb cave in rock and 2 lb canlow per acre for deer bedding. Cave in rock for the height and can low for the shorter grass and to also help hold the cave in rock up during the winter. Hopefully I made a good choice...
I'm getting ready re plant an old switchgrass field about 6 acres. Last year I started out with gly and oust then sprayed gly again in late summer. Cool season grass is starting to pop up in 50% of the field. My plan is to spray with gly this weekend and then disc and plant the fallowing...
I live in iowa now and already own a farm in iowa and have 2 others to hunt so i am definately all about iowa. My thoughts are different state to hunt and then i can get the out of state missouri tags along with my iowa tags.
I'm not real crazy about that rifle season being during the rut...
Looking to by another farm and have been kicking around the idea of buying in north eastern missouri or should i buy in southern iowa.
The advantage to missouri is i can get another tag vs having to use my iowa tag on the farm i already own and the others i hunt.
Not sure what to do anybody...
