I’ve definitely used loans (paid principal & interest) for several years in farms . In my case the income had paid a good portion of the payments. Not a full cash flow, but close.
Meanwhile it has appreciated…
My area in Western IA has a lot of turkeys . We usually limit out first morning. It’s loaded .

I have a Stihl electric saw and it’s great for small projects . Just did a bunch this weekend in Iowa & Missouri.
The only drawback is the batteries last maybe 2 hours max . It’s a good light option for small stuff.
The cold hard fact is the more buck tags available, the less likely a hunter/landowner will let others on his farm .
There’s always a chance the buck tag gets filled, & the landowner says “yeah I’m done” you can hunt late season or second season?
Just a thought that gets overlooked!
If I were to pick the best rules create the chance for bucks to survive & to make hunting accessible & successful for both gun & archery hunters …

This market is odd. I’ve seen some farms sell very high, and then I’ve seen a few sit on the market and maybe even go below market ?
There might be some buyers taking a break until they know what the future looks like with commodities/CRP/timber value etc…
If your land qualifies for WRP, or the official term is WRE … you can get $5000 per acre or more , paid to you. Lump sum .
Those acres can never be farmed & have further restrictions. Mostly crop land that floods or was a wetland/tiled.

Keep in mind the current owner probably received 5-7k in WRP easement money ? He’s gonna make bank !!
I personally do not buy those farms .. unless they are just dirt cheap . I like income on my farms (crop or CRP). Then I can justify it to my wife (as an investment)!!;)
In this case I think it is a USFW easement. You cannot plant any crop, minimal food plots, can’t build on it …

A 360 acre parcel with a wildlife easement (pasture only.. limited food plots)was on auction today in Minnesota.
Nice property, solid duck/goose, good whitetail farm . Mostly pasture with brush and cattail slough, some woods, rolling terrain .
$1750 was the highest bid… no sale, reserve not met !
