I don't like the acre minimum point but I do love the if you develop/clear the land in x amount of years you pay it all back. Closes the loophole as long as someone is checking up on them periodically that is.

I am a believer in if cheap is good do it. Got a tide we vest last year and have been impressed for the value, if you wait for a sale you can get one for $50 or $75 can't beat that. With two battery packs and running on low I can do an all day sit and be toasty.
