Does anyone have any experience/knowledge around this? Specifically outdoor receptacles on the same circuit as bathrooms and the GFCI requirement. 515-729-7068

If I remember right, house will need to pass their inspection which usually follows the current code. Bathroom needs to have a GFCI and outdoor receptacles need to be GFI protected as well. Whether that be with a GFI breaker or GFI receptacle.
 
Can they be on the same circuit? I read that bathrooms need to be independent with some exceptions but no idea on the exceptions
 
I'm just going to put GFCI receptacles on all outlets where needed and hope the HUD/FHA person isn't smart enough to check the circuits. Thanks for talking me through this ;)
 
We've sold several flip homes to HUD buyers. Little bit of a PITA. Do what you said. Put them where they belong and you should be fine. We've never had to rewire a circuit.

Make sure everything works. Lights, swithes, faucets all mechanicals period. Smoke alarms where they should be. They'll still find something. They have to.
 
I should leave something small so they over look the roof that may or may not make it the next 2 years
 
FHA also requires NO peeling paint. If there is peeling paint you will be required to repair/replace the paint and pick up all of the paint chips. In regards to the roof, if you can get a licensed roofer to prepare on their letter head stating the roof has more than 3 years of life in the shingles you should be good. Are you buying or selling?
 
Selling. Good call on the paint. I read the pre-1978 lead paint issues but didn't know it was any and all paint problems. I think I'll be okay there though. The appraisal is happening Thursday, we have many total replacement bids ready to go if the roof is deemed as needing replaced. I did not think to have one of them put in writing that it will last X years. Thinking about that, hope there are honest enough roofing guys out there to say the roof will last when they're the ones banking on making money on the replacement.
