Hey guys, looking for alittle help. Im looking for land in Iowa for hunting and maybe retirement. Found a piece in Warren / Clarke County area. Its 40 acres, mostly wooded (75-80%). Has Oak and Hickory on it....any idea on the going price.
Hard to judge without knowing age of timber but in that area I have seen a range of 800-1300/acre. You can check the most recent prices by county at the ISU website.
Land values have really gone up. The asking price and what many of them will bring are two different things. I'm a realtor in the Des Moines metro area and I have trouble keeping up with values. Timber ground in Warren would be a good bit higher than in Clark because of the counties proximity to Des Moines. Stay a little farther away from the cities and you’ll do better with values. I looked at a 550 acre piece they where asking $1650 an acre for and if you put 30% down at $750 an acre you would be lucky to get it to cover itself. It sure was pretty though. If you find any timber under $1500 an acre in Iowa you better be buying. I just lost a piece of bowhunting ground to a resident of Iowa dentist for $2100 an acre.It was even logged once about 5 years ago. Saying the price will be lower the further away from a city isn't always true either the closest city is Prairie Du Chien WI and that is still is 40 minutes away. You know that magazines and hunting shows have made people crazy about Iowa deer when logged timber is bringing more than tillable crop ground.
