I was wondering what 360acres of land would go for. The land is probably 160 crop 200 timbers and Prairie grass. It's in Plymouth County Iowa. Thinking of a number to offer the gal just to sell the land since the farmers are retiring after this season due to health issues. She's been talking about selling but didn't have a price in mind.

The tillable alone will bring over a million dollars.

Man if you could buy it for anywhere near a mil its a steal. Even at 5k its 1.8 and I bet that wouldn't get it bought.
 
Try and find out the csrs and all the information you can on the ground then go make her an offer with what you feel comfortable with you might get it you might not. You hear of a lot of great deals that people get in situations like this. If she checks with a realtor your probably done anyway.
 
I am thinking it will take at least 5-8.5 million to get her off it.

:) if you have the average csr on the tillable acres say for example the average is 68 for the tillable ground only. Then at $100 per csr point the tillable would be worth $6800 per acre.
 
Yesterday, called the realtor listed on a sign for 52.25 acres, something like 29 acres pasture, balance in timber. Asking price: $1,150,000.00. :confused:

So 200 acres at $7300 an acre plus 160 acres at $2500- 3000 an acre. So somewhere in the neighborhood of $2000000. But she would also have to pay a realtor $120000 if she listed and sold it. And again I haven't seen it and don't live in that area so it could be higher could be lower.
 
I would agree, over 20k an acre? Unless you are Scrooge McDuck swimming in money for fun that would be a terrible investment, even then....

Yeah but I have seen a friends farm with a third the land sell to peterson farms for 1.6 million....
 
I'm guessing my best bet would meet with our local reps walk the land and get a better idea.
