Bad Neighbor Tips

Hey guys-
Do you guys have any tips for brown its down neighbors? My south neighbor has four different stands right on the fence line and pretty much shoot everything(might be passing some 1.5yr old's). See the attached aerial image for reference.
They don't do any habitat improvements(zero food plots, no TSI, super sloppy hunters). I'm trying to manage for trophies, along with the other neighbors. I have an access trail right on my south line and we hunt down there on any sort of north winds so everything blows into their property. Should I double the width of that access trail to make bucks think twice about crossing a wide opening in day light? Should I cut the line of trees parallel to the south border so it's harder for deer to go back and forth? I'd rather not have them bed close to there, but I guess it wouldn't be the end of the world if they got bumped and went further back into my property.

I would not consider the " brown is down" crowd bad neighbors.
They may have only so little time to hunt.
Now, if they are doing skakey things, go the the local barber shop and collect all the hair, walk the line and distribute copious amounts of hair. Works GREAT for awhile (so I've heard).;)

Sorry, I agree with you there. Not all "Brown is down neighbors" are not bad. I get it, not everyone has endless amounts of time to hunt and be selective or put the habitat work in. What is bad, is the laundry list of other things he's been doing like putting an outhouse on my property, threatening some of my buddies that park trucks on my property but right by his boundary, four different stands right on the fence line, banging pots and pans around when he knows we're hunting nearby.
That hair idea is brilliant!!!!
 
Had that issue years ago. Came across a ladder stand that was on the other side of the property line but attached to a tree on my side. I already had a stand bout 25 yards from there, so I left a note to remove the stand. I left my cell number on the note and the next day the guy called me ranting to me. I politely explained the situation and he started to calm down. Until we were done talking, he tried to buddy me up and invited me to go goose hunting with him. I declined, and he moved his stand.
 
Here is the reality of the situation.

There is only 1 way to win and that is buy them out.

All the other bs you loose. It costs you time/money/energy/and bad use of your free time while killing the enjoyment.

If you can't buy then sell and move on.

Last option wait them out.

I wouldn't try to sabotage anyones hunting. They have the same right to chose how they hunt as you. Something to remember is when you wrestle with a pig you always get dirty.
 
Your issue is by far and away the #1 complaint I hear over and over and over. In SOME form. I hear about this category of frustration more than things like EHD or fill in the blank. #1 by far. In general there can be cases where a dude is just getting too fussy or overboard but a lot of the time- it’s stuff like “gazillion dudes & they stack the fence” all the way to illegal activity or things that completely ruin the hunting. The issue is Probably getting worse, not better IMO.
There’s so many angles and things guys do - right or wrong. I kinda agree with above & maybe to speed this way up…. Is there any chance of buying that place? How attached are you to your place?

Yes, very good chance of buying it down the road. I'm ready if it ever comes for sale. I'm only in my early 40's and he's in his upper 60's. His kids are not interested in the land.

I have a neighbor like this in Minnesota. If I could buy his 80 I’d be sitting great … luckily they haven’t figured out how to close the deal on the biggest bucks so far !! They get 3-5 deer per year though.

Just curious, what is the scale/ how long is the red line you have drawn? I’ll freely admit I have 3 stands/blinds within 50 yards of my neighbors property. They easily have an equal amount or more on their side and we get along just fine luckily. That is over a 3/4 mile fenceline tho. The area you have drawn doesn’t realy look that big. Also, incredibly dumb it seems they have to walk through most of theirs just to sit on the fence. You’d like to think if they just could hunt a little smarter they wouldn’t have to blast everything they see.

Also, is it common for all or most of stands to be occupied all at the same time? Obviously that’d be even more dumb and irritating.

Red line is 1/2 mile. We have a couple stands around 50 yards off the line, but none right on the line.
 
Thats tough.. completely different scenario between what I have with my neighbors. We each have different terrain features and field edges on each side so the stand locations are all ones anybody would have if they hunted there. No doubt your neighbor is just trying to take advantage of what you have done.

No idea what to do on the stands further west but if its possible to pile brush etc. on the fence and keep most of the deer traffic navigating this corner on your side of the fence hopefully it would make his stand obsolete and it’d be removed or unused.

Sure hate to see things go this direction but if buying the neighbors isn’t an option it’s probably the only thing that really kind of works. Will have 8 foot fences around every 20 acres of property if things get bad enough

Definitely a last resort option! We're already seeing one or two sided fences going up in my area. I fear it's only going to get a lot worse.
 
Targetting the deer movement on that inside corner looks like it’d be awesome. The field is on your side of the fence and the deer movement around there would not exist if not for your field. This is a prime example of why I am not in favor for any buffer/hunting close to fencline laws. Since you own the terrain feature that would make that stand location good I hope there is a way you can take advantage of it and your neighbor isn’t the only one that benefits.

The High fence is the nuclear option but if he is over the line with his out house and threatening then it may be time. To start with make a road or trail along the fence on your side. Then build a few 100 yards of the high fence near there stands. Then discuss them removing the stands.
