Ill talk about the first farm since its locked up now.

So the farm is 117 acres. 23% timber(River bottom) and the tillable land has an average of 76.5CSR2. Which is slightly better than our counties average CSR2. For the tillable I feel like I got a fair deal(Not a great deal but fair)Tillable here is bringing 115-135/CSR2. And I didn't pay that.
The timber is a typical river bottom for here. Not a huge amount of cover, But is surrounded by CRP to the east and south.
The chunk I got is the main funnel for the river bottom going from bedding ridges to the Southwest toward the Ag fields.

There hasn't been much food in the northern half of this section in years past, So I plan to leave 2-3 acres of beans or corn stand in the winter months. Hoping some of the Big Ns stick around during the winter time. (For muzzle loader season)

Any ideas on improving the cover in my river bottom? Hinge cutting???

Am excited to say the least(haven't slept much the last few nights, Still have alot of paper work to go.
 
76 csr better than co average……. U ain’t in my area!! ;). Wow. That’s great!!!

Some hinge is good in pockets. I’d do some TSI that had a diverse range of practices & goals though. Cover, food & future log value being 3 of them. Need state forester to make plan (free). IW can help on how to do it Tsi or anything though. Lot of variables here!!!

Yep- keep food!!! Will keep some deer safe and alive. Especially if u need to play catch up & improve age structure.

wowzer on CSR.... I don't think there is a single farm with dirt that good where i'm at! ha! Congrats and report back on your habitat progress.

Funny, you bought your first, and today, i closed on the purchase of my last. That's what i told my wife... And honestly, it's probably a true statement. If you can find a farm to buy today at a reasonable price you're doing well.
