As our realtor friend says, "Location, location, location!". I think you will see inflated land prices around the cities. I know the Iowa City area is NUTS!! Some ground fetches $10,000.00 an acre. Granted, these are smaller tracks that they are hoping to sell for acerages. I get a publication that divides the state into nine zones, then they select a land sale from each zone to report. Seems like south central and south west Iowa always have the lower prices.
As to timber going high, I went back hunting around my home town. There is an 80 acre section of mature timber that I cut my teeth on deer hunting starting back in '75. About four years ago, the owner had it "selectively" logged, and I heard he got $120,000.00 for the timber. I hunted it after it was logged, and it was probably better than before. Deer were bedding in the tree tops laying around, and it wasn't clear cut by a long shot. If a person found a mature stand of timber, you could get a jump on the mortgage by allowing some logging.
