Price of ground

Just purshased 285 acres and re inrolled 196 acres is CRP for 15 years. It had previous been in for the last 10. I have to burn it down and reseed in CP 25 wild flower mix ( native grasses) I guess Im lucky because now I am hearing that it is going to be a lot harder to get ground into the program..
 
Kind of a late addition to the thread and on a somewhat downer note: I came home tonight to find a realtors announcement on the kitchen counter. There is a piece of land on Highway 1 north of Iowa City for sale. 88 acres at $960,000.00 and the house is questionable. Guess what? The ground has "hunting potential".
 
JNRBronc - while that ground may well have some good deer hunting on it, the closeness to Iowa City will be what drives the price, not the hunting. I am somewhat familiar with that area and something tells me that a developer will end up with it and it won't remain as an 88 acre contiguous unit if you know what I mean.

Nevertheless, that is a lot of money.
 
$10,900 an acre sounds more like subdivison potential. How are you ever going to pay for that? Anything between IC & CR seems to be more just because of the housing market.
 
I know your land prices seem high to you guys, but just to give you an idea of what land goes for in Maryland.
Montgomery Co MD 1 acre will sell for 1.1 million or more.
Carroll Co were I work 1 acre goes between 250,000- 300,000 for perk-able land.
I just bought a house on 1.3 acres and the land was valued at 109,000 three months ago, just last week 1.5 acres sold next to me for 199,999, and that is in southern PA.

My plans are to retire in Iowa as long as land is still cheap. :confused
 
You guys haven't seen NOTHIN'

Try buying lakeshore here in northern Minnesota these days. Lots on some lakes go for close to a million. I'm talking an acre, or no more than two. A lot with 120 feet of shoreline on Ten Mile lake the other day sold for $480,000. $150k to $300k is common for lots. Now put a nice home on it and it goes off the chart. I know a guy who bought a cabin on a small lake near here for $62,000 12 years ago. He sold it this year for $380,000. That's a CABIN on a small lot!

Resort owners are cashing out. 75% of the resorts have closed in the last ten years. Imagine you are a resort owner with a dozen cabins and you work hard and make $60k a year. Or you can sell your cabins off with a 100x 75 foot lot for $150,000 each. What are you going to do?

This stuff is crazy.
