Taxidermist in Iowa buying Land

Taking in a partner in property is not ideal. But it can work . I had an opportunity to buy 52 acres back in 2004?? Fair price, good hunting. I could not swing it alone.
So a friend and I bought it.

Bottom line is we set up a partnership agreement where the rules were set.. examples
-1 buck per family, no guests can hunt.
-must share expenses in blinds, stands, food plots etc.
-turkey hunting based on seasons

We are still good friends and we each have several bucks harvested (including 4-5 mounters) … & this is Minnesota. So we’ve beat the odds! (Also our best turkey farm)

If I would have listened to others I would not have that farm . It’s paid off now and I look back and think I’m so happy I pulled the trigger on that !
 
So- I do hear you saying you would enjoy hunting with a partner. & that’s a great thing. If that’s a big motivation… is there other solutions? Like- would u let a close friend just come hunt? Or…. Would u allow some access if they pitched in on the work & some plot costs? No clue but just thinking out loud.
Another option…. Say you found “160 acres”… maybe you buy one 80 & partner buys other? Or …. Buy a couple smaller farms in an area & split a cabin/building. ?? Thinking out loud. I’ve seen the pitfalls of regular partnerships a gazillion times so thinking out of the box here.

Last side ?…. Would this farm be to keep for long term/forever or possibly less than 5 year hold for example?
I have already thought of ALL this and Understand. I know good areas in Iowa. And as far as "buddies"...sadly even though I am a Taxidermist, I have no guy hunting friends or Family. It's literally me! I want to buy land to manage strictly for Deer and not recreational vehicle bajha n. I wanna know I can go out my back door with little interruption and sit in a tree and find peace of mind and reflect on all the new beginnings this brings. I have been looking into Owner financing Land contracts and details on how that works because I dont have much for debt and work two jobs and this is all about hunting and improving the land.

As far as keeping the land..All depends on if its producing quality bucks.
 
It was 20 to 30% down 25 years ago for unimproved land.
I'm not worried about what to put down or if it is small tract of land, its location, I wont say the area Im looking at now, but it's only so many acres and it is connected by large tracts thru out the county with no city building to infringe. So that right there is potential.

I agree with you that $ isn’t the object. I don’t think it is for 90%+ of rec land buyers…. If it was- we’d buy tillable. Or commercial or invest in something with better ROI. I’m probably stacked with 60% timbered land. Managed right - timber sales every 10-15 years if done conservatively. For sure not about the $. It’s about preserving peace & quiet, good hunting & the decisions falling on me vs another land owner. Plus the satisfaction of doing it all myself & having it come together in the fall when it does. I get where you coming from!

I’d also say, you in the right place & I’d bet close to 100% of people on here have hunted public or the pounded permission land. Bet we all had land leased from under us, lost countless permission farms, hunts ruined by others & deer shot we passed. Which is part of the game - we all expect it. Buying land is part of advancing all that and reducing those headaches. If u are set on owning land- ur gonna get it done. U will get your slice of paradise. So, best wishes & hope u get it done. However it works out. & heck- I’d rather own land with a partner with all the risks vs never owning Land - so regardless - u making a huge Strive forward. Only so many hunting seasons left for us all- they come & go fast. So enjoy the land u do it on!!

I have the money to put down, that's not the issue. Its the loneliness and thinknig I could find one other person to do the land management and hunting with. You dont need large tracts to produce quality hunting.

Don't worry, you'll have plenty of friends after you buy your farm. They will be too busy to help with the chores but magically their schedule will free up Nov 1. Sad but often true.

Buy it on your own then find somewhat who is grateful to have the opportunity to hunt it. They will always be willing to help with the work.
