    That is crazy because the first year I planted brassicas in a food plot the deer hardly touched them. I’ve read here that sometimes it takes a year for deer to develop a taste for them. Sounds like the size of the plot and proximity to bedding may have fast forwarded the deer’s taste.

    I’m no lawyer but have had some dealings with this. There are some other criteria for adverse possession to be claimed and effective. A filing of fence of convenience I believe covers the landowner once it is known that the fence is off or when the fence is built off the property line.

    This inflation deal doesn’t get better with lower rates, IMO. The numbers don’t make sense but we gonna have to see 2-3 years of low prices to see much slip in land prices. And probably no sales at that. Unfortunately this hurts the smaller producers and beginning farmers the worst.

    Not many went broke. LOTS of working capital and equity in farmers hands. Charts show VERY little drop in land prices if even noticeable during that time. If rates continue up from inflation the LOC interest will start to hurt.

    What part of MO? I posted a month or so ago about smelling lot of death and a buddy had two fresh ones in his pond at that time. Found two does over the weekend that were carcasses that probably died in that timeline as they showed up after planting.

    Still goes back to the INSANE amount of profitability realized by majority of farmers back to 2020. $400 to $700 per acre profits and that is IF the land was not owned outright. There are some DEEP pockets now in the farm sector. Not all of course but enough to keep land prices high.
