Never have had anyone ask. Mostly because most people know I love to hunt. And that won't happen. There's only 1 fella I know in my life that doesn't have to ask. Ol Dad, that man has permission for life. A great deer hunter that only hunts 2 days a year.
(When he see deer, he just sees a lot...
I would like to agree with the article above. But the last few tillable land sales have been just mind blowing.
We ve had
19,000 for 149.88
17,500 for 79 acre washed out fixer upper.
22,500 for 36.5 mediocre farm at best.
There are 3 more land sales out my front door in the next 4 weeks. It...
I thought things would slow down here and maybe have some no sales and rent would stabilize, and maybe dip. But from the land sales I've seen the last 6 weeks and rent I'm seeing. It hadn't happened yet. It's going to be awhile.
Last year was the my first year using reveals. First and only picture of this buck. I know he was around and on the farm because I seen him. But in front of the camera again, NOPE. Mature deer definitely know something is up.
I personally just like to know what is around and what survived...
The last time land prices got ultra high for the times, guys were buying land for 2800-3500, in the mid 80s. Then land values fell by 2/3s. It took 20 years for land to recover back to those levels. I'm not saying the 80s will reoccur but Land now is in the 15-20,000 plus range. And to me it...
3.75 cash corn
9.50 cash beans
7-8% interest rates
17,500/acre land auction results........ and it needs 1100/acre worth of work to make the farm good, Tile etc etc etc.
Something is currently broken. I'm not sure what it is, But Im currently convinced land prices do not have a thing to do with...
It is very rapidly becoming a wealthy man's game. My only question is where is 2023 can you buy land for 6300? Not any tillable Tract around here.
The gravel and sand brings 9,000+ and the good stuff can bring 15-20k.
3 tracts just sold on auction in the last week. Needless to say the land market hasn't softened much....like I thought it would have.
P1 36.5 acres 74.5 CSR2 all tillable 22,500/acre. Had some light ground on the farm
P2 79 acres 70 Tillable 78 CSR2 Mix of Tillable, CRP and a creek. 13,300 on...
A friend of mine is a salesman that works at a John Deere dealership. Was chatting with him and he said new equipment sales have come to a screeching halt, used machinery has slowed down a lot. Even parts have slowed down.
Commodity markets have been on the slide that is no secret, with interest...
Is there somewhere online that I can find recent land sales private and public. There's a farm coming to market, and I've got a pretty good idea what stuff was bringing 6-12 months ago. Just curious if things have changed much recently.
Chickasaw County IA.
Technically him and his brother bought it together. Not his first farm, but this is will be his first from scratch wildlife project farm.
Land auction day came.
98 acres total 75 tillable 25CSR2 The rest was an oak and walnut planting 25 year old planting.
Farm brought 4400/acre.(Which I think was a fair price, not outlandish but not cheap cheap) for a rough farm.(Needs a lot of work to become a wild life paradise)
A friend...
I mean I think it's cool and all, to see how deer would be using a property. And I can see it helping possibly market a farm.
It's just......their taking all of the mystery out of it, people dont have to scout anymore because we got 20 cell cammeras running, when my dad first started taking me...
There's a farm for sale locally that is currently 75% tillable, 25% trees an oak planting from first glance to me.
Tillable is literally beach sand that carries a 20 average CSR2 rating. A lot of farm is 5 CSR.
And is being farmed. Farm really should be put in a program of some kind, I dont...
Congratulations, the adventures are just beginning. Our 1st just turned 1. Short on sleep will be an understatement the first 4-5 months. We learned to operate on sleep deprivation. Totally worth it.

Great movie.
On a more serious note, If the cougar and or mountain lion population upticks in NEIA I might have to retire from morning hunts lol. Let a lone a grizzly...
I'd like to say I've seen the land market correct but it hasn't, recent land sale 40 acres brought 16,500/acre 86CSR.
Same sale lesser quality 60 acres. 71 CSR 14,500. Land market is holding steady.
