Would you guys be reluctant to buy a farm with a CRP contract expiring in the next year or 2, if you're hoping to re-enroll?

No updates other than we are enrolling 27ac this fall for a spring seeding. As far as reluctancy, I think it is clear that rent payments are lower than they have been previously and a buyer should not count on the historically high CRP payments. I think it will also be more difficult to become eligible than it has been in the past. We tried enrolling two farms and only one of them worked out. The one that didn't work out is very hilly but apparently the soil types were not considered highly erodible so the rent payment was ridiculous. Ironically, the one that did work out lays pretty flat and farms much better.
 
We need a farm bill. That will provide alot of clarity to alot of questions on multiple things. Ridiculous We haven't had one since 2018.
So kinda hearing and finding mixed answers on this subject. In talks and a quick ai search the new farm bill is included in the big beautiful bill through 2031 however I also find a number of articles stating other wise saying congress will take up farm bill talks I 2026?

Does anyone have a good handle on this?

We still need a farm bill. The BBB basically provided funding and a 30,000' outline. What we all want is the new details which requires an actual farm bill. In regard to CRP that would change crop year dates pertaining to eligibility, address acre cap, change (or not) how rental rates are determined, etc.
 
Id like to see a 4 out of 7 yrs … crop history ? In the past 7 years ? How simple would that be?

There’s some talk of being able to design your 10 or 20 acres ?…. that would be so kick ass ! I doubt that will ever pass !
