Trying to Locate a Pole Barn Builder in Southern Iowa

That's high. I just priced a 40x80x16. Wainscoting. 2' overhangs. 8 windows. 2 man doors. 36k material. I'm sure i can find a crew to construct for 20k
This area everyone is high. Same stories for everyone I talked to, 20-30k cheaper. I’ve talked to crews further away that won’t travel this far- but all local crews (both big name and little) are all right at the same price point. We have no big deer and high prices- it’s garbage up here!

I agree, I also had an automatic garage door opener installed and some interior sheets of plywood to use for something to connect to, for that price. Now then, it is otherwise a pretty spartan building, no insulation, etc. Separately, I also will have greatly upgraded security in and around this building. I won't keep "valuables" or anything in it, but tractors, etc, will be out of the weather, etc.
 
FWIW, I think I was "all in", which included a concrete floor and a modest amount of electrical, for a smaller shop, 40' x 25' x 12'H, for less than $30K.
This sounds like a great price, especially with concrete floor and electric. How much more would it cost you think to have a small living quarters built inside it?

Guess it isn't plumbed? I'd want to have a septic tank buried so a bathroom/shower/sink could be installed. That's gotta add $10K to $20K, right? I see Gingerich signs locally announcing they have gotten into septic install. Think it's the same group we had put the well in. Add $20K for that as well?
 
As a concrete contractor on my own for 23 + yrs I can assure you material cost is always on a rising trajectory. Labor costs can definitely vary but the saying. "You get what you pay for" holds very true, no matter geographic location.

The new building at the farm is not plumbed, but...if I so chose to do so I have a pretty new septic not too far away that I could potentially route a line over to. I don't have any plan to plumb this building though. I too see local IC aera signs with "Gingerich" on them, but I am fairly certain they are not associated with the well known, long time Gingerich Well and Pump. (Unless something significant has changed and changed pretty recently, that is. I do know the owner there, Corwin, and if you want I could contact him to see if they are branching out.) I have Gingerich Well and Pump do various projects for me over the years, always with top shelf quality and service. I recently had them put in the new well at the new house/shop near IC,

I suspect that the signs that you are seeing related to septic action may be Gingerich Enterprises...they are not related, at least on a business level, to Gingerich Well and Pump, although both are Kalona area companies. I also know the owner of Gingerich Enterprises, Marty Helmuth, and have had them replace a septic at our house recently and they are scheduled to put in the septic at our new house and shop, currently under construction, near IC. Further complicating the "Gingerich" confusion is that there is another guy, Eugene Gingerich, that is associated with Gingerich Enterprises, but not directly working for them, that often gets involved when they need heavy dirt moving, etc. He runs his own company, but often assists Gingerich Enterprises. Confused yet? :)

I have had Eugene prepare a pad for my new IC shop and excavate the footings for the new house and a little bit of pond work too. All of these Gingerichs are super good guys and I could heartily recommend them for whichever specialty work you may need. Note - there is also a Gingerich Tiling and Excavation from Kalona area. I know them too and had them do a small excavation job for me a few years ago. These dudes are cool too.

Thus concludes our Kalona area Gingerich contractor review. :) :) 5 stars for all of them!

I think I only have the one below...I need to take some more. One could add a modest living cost inside such a structure for a fairly small amount I would think, especially if you do a lot of the work yourself.

There’s a lot of vague numbers here. The devil is in the details. Metal sheeting thickness, truss spacing, vapor barrier or no, cement floor or no and thickness, rough in electric, rough in plumb, overhead doors, size of doors, insulated or not, how far to bring electric from road, above ground or under, which way to take septic with downhill grade, how far, windows, how many, porch, porch roof, etc etc etc. Like somebody said you get what you pay for.
